Buying in Spain

Making a decision to buy property in Spain is very important and not easy, thats why all our staff based in Spain are aware of all your doubts you may have, as many of our clients have successfully overcome the transfer and moved to Spain.

You will be guided personally through the process of purchasing a property in Spain, as well as after the sell has been completed.

We will explain to you everything to make sure you understand all there is to know relating to the purchase. We will give you all important information about local schools, health care, etc.

What you will need to purchase a property?

  • You will require a Spanish NIE number. You cannot buy a property, car or anything substantial in Spain with one. We will accompany you to do this if required.
  • A Spanish bank account. This can be done while you are in Spain and does not take a long time.
  • A 5,000euro deposit to confirm the offer with the seller and for us to take the property off the market. The remaining balance of the total purchase price on completion. PLEASE NOTE: Once a deposit has been paid it is non refundable, and if you do not complete, this deposit is forfeited. Once the deposit is paid the seller cannot back out with paying you the buyer double the deposit amount.
  • You will be required to sign a purchase agreement contract in Spanish/English with us in the office. This will also be signed by the seller.
  • You both agree on a completion date at the time of signing the contract. If there is a mortgage on the property the completion date will be subject to this.
  • We will introduce you to one of our solicitors if you require, so you can meet them and discuss the buying process and the legal requirements, also if you would like them to be power of attorney in your absence.

What happens after you sign the contract?

A search of the property is made at the land registry telling us the present state of the title deeds and if there are any debts outstanding. They will ensure the property description and size are stated in the deeds and they coincide with the information registered at the land registry and the town hall. This is important when buying a resale property, as often changes are made without planning permission. This is not a problem as we with the solicitor will always rectify this before it goes through to the notary.
