Of the many construction projects Sitara has undertaken, we are currently under construction with Villamartin Hills, a totally new concept in retirement accommodation for people aged 55 and over, consisting of 68 luxury apartments, fully air conditioned and heated within a safe and secure complex with on site facilities such as health clinic and 24 hour emergency monitoring, gymnasium and wellness centre, a fully enclosed heated swimming pool and an administration department to help with everything from paying Spanish taxes (Suma), buying a Spanish car to applying for ‘residencia’ and NIE numbers.
A unique feature of Villa Martin Hills is that the apartments are purchased on a life-long lease, which means there is no IVA (tax) to pay, no solicitors fees, no community fees, insurance or building repairs/maintenance. The property is also free from capital gains tax and inheritance tax (which can be as high as 34%). Should you wish to leave at any time; the full purchase price of the lease will be returned within 40 days of vacating the apartment. We also offer an equity release scheme for those who want to move to Villa Martin Hills, but already have a property.
